What the Most Expensive Apartment in Moscow Looks Like

Recently, one of the real estate websites listed what might be the most expensive apartment in Moscow for sale. Its price is nearly 4.3 billion rubles. This two-level residence spans 413 square meters and is located on the "golden mile" of the capital — between Prechistenka Embankment and Ostozhenka Street, in Butikovsky Lane, within the Copper House residential complex.

The luxurious six-room penthouse features three bedrooms, each with its own bathrooms and walk-in closets, an office, a gym, a guest restroom, and a laundry room. Everything is finished with expensive wood, marble, and leather. The windows offer a beautiful view of the Peter I monument, the Muzeon Park, and the domes of the Zachatyevsky Monastery.

SHOT estimated that to buy such a property with a mortgage and a down payment of at least 1 billion rubles, the monthly payment at a rate of 21% over 20 years would amount to 58.5 million rubles. Experts believe it will be challenging to sell the apartment, as due to its high price, there will be few buyers interested in the penthouse.

As an example, one can recall the castle of Alla Pugacheva and Maxim Galkin*, which has been on the market for several years. The castle is situated on a plot of 212 acres, the main (residential) building covers 1867 square meters, and the sauna complex and swimming pool occupy 571 square meters. Additionally, there is a guest house on the property measuring just 29 square meters. For this estate, the couple is asking for four times less — 1 billion rubles. However, throughout this time, there has been only one serious buyer — who demanded a sevenfold reduction in price.

Who Owns the Luxurious Penthouse

As SHOT discovered, the owner of the luxurious penthouse on Prechistenka Embankment is Victoria Kazak — the former daughter-in-law of the late billionaire and State Duma deputy Boris Zubitsky. She was married to one of his sons — Andrey. However, Kazak's lawyer claims that the apartment in the photo is not hers — it allegedly has bare walls and is not as luxurious, plus it is valued lower.

Boris Zubitsky was a former State Duma deputy and a prominent businessman, featured in Forbes' ranking of Russian billionaires. His fortune was estimated at 450 million dollars in 2012. At that time, he and his wife owned four plots of land totaling 7,700 square meters, two residential houses, an apartment, three representative Mercedes-Benz vehicles, and a luxurious Bentley Mulsanne.

The Zubitsky family's wealth is primarily derived from a giant industrial enterprise in Kuzbass — an industrial and metallurgical holding with its main asset being PJSC "Koks" (minerals, coal, ore, pig iron), which generated approximately 700 million rubles in net income per year for the Zubitskys.

It seems that the head of the family purchased this apartment in Khamovniki in the same year. It is difficult to say what its commercial value was at that time, but according to data from the Unified State Register of Real Estate, its cadastral value was 423.5 million rubles.

How the Businessman's Assets Were Divided by His Family

In 2017, Boris Zubitsky passed away, leading to a dispute over his assets between his sons — the elder, Yevgeny, and the younger, Andrey. There was much to divide: at that time, the revenue of PJSC "Koks" was around 40 billion rubles. Dozens of billions were also brought in by his affiliated enterprises.
